Garage Door Before & After in League City, TX
We’ve been walking into League City garages since 1984, and the problems change but the fix stays the same: diagnose it straight, quote it upfront, and leave it working better than we found it. These projects show what that looks like in real houses around town.
Recent Transformations
Rusted-Out Bottom Panel Replacement in South Shore Harbour
The salt air off Clear Lake gets into everything in South Shore Harbour. This Clopay steel door had rusted through the bottom panel so badly you could push a finger through it. We sourced a color-matched replacement from our supplier, swapped the panel, and resealed the threshold. Door’s solid now, and the homeowner stopped worrying about water getting in during a Gulf storm.
Broken Spring Conversion in League City Proper
Door was stuck halfway open on a Tuesday morning, car trapped inside. Single spring system had snapped after twelve years. We don’t just swap one spring for another on a door that heavy. We converted it to a dual-spring setup so the load splits evenly, and we upgraded the bearing plates while we were in there. Should last twice as long. The homeowner made it to work by noon.
Opener Swap in Mar Bella
Family in Mar Bella had a chain-drive opener from the nineties that shook the whole house and woke the baby. We pulled the old unit, reinforced the header bracket properly, and hung a LiftMaster belt-drive with battery backup and phone control. Now the door runs quiet enough that they don’t even hear it from the kitchen. Battery backup matters here with how often the power flickers during hurricane season.
Full Door Replacement in Magnolia Creek
Original builder-grade door on a fifteen-year-old home in Magnolia Creek. Dented, uninsulated, gaping at the sides where the seal had rotted. We measured the opening ourselves, ordered an Amarr insulated carriage house style in a color the homeowner picked from actual samples, and installed it with new track, springs, and hardware. The garage stays cooler now, and the street view of the house changed completely.
Emergency Cable Repair in The Landing
Call came in at 7 p.m. on a Saturday. Door had gone crooked and jammed, and the homeowner couldn’t get his truck out for a fishing trip Sunday morning. Cable had frayed through and jumped the drum. We carry cables for standard lift and high-lift doors on every truck, so we had what we needed. Replaced both cables, reset the drums, and rebalanced the door. He was on the water by dawn.
Weather Seal and Hardware Refresh in Bay Colony
Bay Colony sits close enough to the water that the humidity eats metal. This door still had its original hardware from 2006, and every hinge was corroded, every roller was steel-on-steel grinding. We replaced the seal with a vinyl bulb type that handles salt air better, swapped in stainless hinges and nylon rollers, and lubed the springs and bearings with the right grease for coastal conditions. Door moves like it’s new, and the garage doesn’t smell like mildew anymore.
